Staging – buyers like to fantasize about lifestyle. Presentation is vital for most properties and correct styling can reduce days on market and literally add thousands of dollars to the final sale price.  I offer complimentary guidance from my professional stylist to all my clients

De-personalise –  you don’t want a buyer to think “I wonder what type of people live in this home?”  You want buyers to be thinking “I can see myself living here”. If the property is about you – they see it as your home.  By “de-personalising” you’re allowing the buyers to see your property as their home

De-clutter – consider this: if you haven’t used it in over a year, then you probably don’t need it. Think of this process of a head start on the packing you will eventually need to do anyway





Re-arranged cupboards and storage areas – built-in robes, kitchen cupboards, linen storage, attic storage and particularly walk-in robes. For buyers it gives the impression that you probably take good care of the rest of the house as well

Rent a storage unit – almost every home presents better with less furniture. Remove pieces of furniture that block or hamper paths, walkways and thoroughfares and put them in storage. Leave just enough furniture in each room to showcase the room’s purpose – allowing plenty of room to move around.  My stylist will advise you on what to keep and what to store!


Make minor repairs – generally speaking …… if it looks broken – fix it! The last thing you want to do is worry buyers unnecessarily.  I can help you with reliable local tradesmen – just ask us

Make the house sparkle – inside and out. No cobwebs, no mould, no hand prints on walls

Light and bright – that’s what buyers want. Outside you can trim trees and hedges. Inside – ensure that light fittings are clean and working. Pull back or remove heavy window coverings. Make sure there are new light globes in all light fittings and lamps

Gardens – need to be neat and tidy. A neat or stunning garden will not only attract more buyers, but can literally add thousands to the price



Check the curb appeal – look a the house from the street. Is it inviting? Would you want to take a look if you were a hot buyer? If a buyer won’t get out of the car because they don’t like the exterior of your home, you’ll never get them inside!

Scrutinize – stand outside the front door. Do you want to go inside? Does the house welcome you? Linger in the doorway of every room and imagine how it will look and feel to a Buyer. Look in the backyard. What is it telling you? Does it portray a certain lifestyle? Will it be appealing to you buyers – especially to the buyers we are targeting (ie young families / downsizers) ?
